Trusted Building Surveyors Covering Hertfordshire, Bedfordshire & Buckinghamshire
Frequently Asked Questions
Which sort of survey should I choose?
We conduct 2 levels of home surveys: Level 2 Home Buyer reports and Level 3 Building Surveys. Click here to visit our Services page for information to help you select which survey is right for you.
Do you include gas or electrics as part of the survey?
An electrical or gas safety check isn’t included in your standard homebuyer or building survey, but the surveyor will give you an overall view of the electrics and gas. Services are generally hidden within the construction of the property. This means that we can only inspect the visible parts of the available services, and we do not carry out specialist tests.
We would always recommend having these services independently tested to ensure your safety and peace of mind prior to moving in to the property.
What areas do you cover?
We provide building surveying services in Hertfordshire, Bedfordshire and Buckinghamshire.
Do you have insurance?
Yes, as an RPSA registered surveyors, we have Professional Indemnity Insurance.
My mortgage lender requires a valuation; do I need a home survey too?
There is a difference between the valuation that a mortgage lender requires and a home survey. A mortgage valuation simply assures the mortgage lender that the market value of the house is not less than the amount they are lending you. A valuation doesn’t include an assessment of the services or potential building/structural issues that could leave a buyer with unexpected costs after they have bought a property.
When will I receive my report?
We can usually complete your report within 5 working days of the survey, and you will also have a post survey call with your surveyor to discuss their findings before you receive the report.
Who are the Residential property Surveyors Association (RPSA)?
The RPSA are the largest professional association representing independent specialist residential surveyors. It is a not-for-profit organisation committed to raising standards in the residential surveying world. As part of the Residential Property Surveyors Association, we are regulated and follow industry rules of conduct, keeping up-to-date with the latest developments and carry professional indemnity insurance which protects you in cases of professional negligence.
